Wheeling and dealing to get a cheap fee on management generally never works out.

Porcelain wood look is durable.

Here in illinois the landlord laws don't work as fast - wheels of justice definitely move slowly.And if you can afford to take that tack, I don't see anything wrong with it.But I'm trying to maximize my returns.

@Phin Dinh,There are lots of nice tenants out there, but nice landlords don't last in this business, especially when they drop their standards and allow a "professional tenant on wheels" into their property.  

Be the squeeky wheel.

For large families, go for a 4 BR in the burbs with nice but durable finishes that are more traditional.

Finally, I got stuck in the snow with rear wheel drive. 

The pro painters might not recommend this for appearance, but it is MUCH MORE durable than flat paint.
