The feedback i have gotten is that it is the locals that you need to watch out for -- not the business travelers or vacationers.I recommend you create a small kitchen space in your basement apartment with a bar sink, microwave, small refrigerator and Keurig.

The best way to do this is not learning about the plans, but learning about how different successful people have used each plan and how it worked for them...and then creating my own path from that.Choose the numbers in such a way so that the cash flow comes in as the building pays my mortgage.Still to learn:the benefits of 5+how much debt (relative to income & savings) is getting close to dangerouswhat my best approach is.

@Steve RomanoNote that if you create a Pennsylvania LLC, you can ask the IRS to tax it as a partnership/sole-proprietor, S-Corp, or a C-Corp.

If that is the case, creating a company to have the rental properties under the company will have the same effect - your loss from the rental properties will be reported on K-1 (instead of Schedule E), which will be subject to same limitations.

I planned on doing the minor cosmetic fixes i know i can handle (sheet rock, paint, trim etc.) but my main focus is going to be managing the flip as a whole (contractors,scheduling) creating a system, and setting up the next deal.
