I’m making my first large multi-family investment right now (12 units is large for me) and I’d love to meet up and walk you through the deal...get your thoughts.

I haven’t ventured into commercial but would be open if I felt like it was a good fit.

These have a high failure rate because one of you can just walk away and the other is stuck with the debt.

It's right next to Lake Michigan (I can see the lake from my room), the bus stop is right in front of my doorstep and the train is only a 7 minute walk.

The building would have to be build on the property line to make it fit while maintaining adequate parking and yard space. 

There are a few properties that come and go, primarily duplex and triplex properties of not great quality in not great areas that fit the bill, otherwise the mainstay seems to be something like: 3 Bed 2 Bath home, 900-1200sq ft, built in 1930s, needs some work, 120-160k.

That helps a lot in trying to determine if this will be a good fit.

Unfortunately, I am recovering from a couple medical problems and cannot walk at this time but it has given me a bunch of learning time.
