Your plan is a good one to get started, and many investors choose to go this route.

By choosing to not resolve the issue your putting a serious burden on the tenant which will most likely cause them to not use the oven and eventually leave. 

If you are unaware of what that is, it is essentially creating a plan where you invest a specific amount of money on a regular basis (month, quarter, whatever) in a stock, index fund, or combination of your choosing. 

This also works well because if you choose to get a property manager later the cash flow will have been increasing so you may be able to cover the cost without taking a hit to your income.

They simply choose to say that any amount you purchase less than you sell or any amount of cash you take out is profit first. 

The area you choose should depend on your strategy.
