I ran into a situation where I'm in a pinch and this would help me out as I am working on scaling my portfolio.

I am looking at the bigger software packages such as Hostawy, Kigo, Streamline, or VRM because I am scaling and need greater automation and functionality with more booking platforms. 

Since I'm trying to scale my portfolio, right now I'm holding on to SFRs and small multis until I have the opportunity to 1031 my gains on them into larger properties.Hope this helps!

3) Does anyone know if the manufactured home sq footage would go into the single family home's sq. footage calc? 

The set it and forget it style rarely works at any scale. 

I know many "big boys" who tried developing properties using this idea on a massive scale.

I knew the property was a good deal and under market value in its current condition, and the wholesaler wanted $88,000 for it.It was a 2009 manufactured home on a permanent foundation in excellent condition.

The best way to grow and scale is to turn key outsource all work especially out of state.   

D4D is hard to scale and results will be different for every market and different types of properties in each market as well.

Scott and I have done very well remodeling double wide manufactured homes.
