Deal Structure For Modular Real Estate Development

I am using shipping containers to build a modular hotel concept. Cost to build 10 units with communal areas would be $300,000. Architect, 3D renderings and land are in place. We would be renting the land and want to get investors on board to launch the project. How would YOU pitch it to make the deal attractive for investors?

- How much capital would you ask for so that people could be hired to manage the community?
- What equity should I give away to the investors?
- What should the hold term be for their capital (2-3 years)?
- Any other things I should include in the pitch?
