Hi Fellow investors,   Have any investors on this platform had a great experience with a trustworthy title company in the Bay Area, California with subject to transactions?

Hey guys,Super-new to the forums (just joined BP Pro) and super-new to the real estate game (looking to buy my first property).

Because a red flag in one of their underwriting audit platforms came up, in essence, it doesn't matter what is and what isn't on title, if there are violations from the city stay away from the deal or have enough capital or 203k upfront to make them go away.Luckily in this situation, I've been able to get the brokers on board with 203k (which I didn't think was possible when I started this post).

Am I too late to game if I’d like to be retired by 55?

They have more skin in the game then you do.Make sure you get clear title.

Definitely don't start the LLC...it's way too early in the game.

To make matters worse, a friend of mine likes to annoy me with bird puns all day, but I soon realized that toucan play that game.

I'm completely new to the game, so while I have been to a few REIA meetings in the past month or so, I don't have any connections currently that are GC or otherwise that I could "tap" to try to help me estimate repairs.
