As a "lurker" who will pull the trigger on his first investment, I wonder if folks have creative stories or recommendations for purchasing their own place of residence?

I have two main goals of posting today 1) To let folks know that it is possible to successfully invest in higher priced cities with little money out of pocket, and 2) To build relationships so that I can partner with other individuals and acquire properties that perform at or above a 12 percent Cash on Cash return (whether through private lending or a structured partnership).

I don’t know whether to do LLC, partnership or corporation.

You can have an attorney draw up a Partnership contract. everything is negotiable as long as both Partners agree.Check your local REIA (Real Estate Investors Association), other investors will have referrals and more info on this type of thing in your local area.

Anyhow, my potential partners and I have been discussing the idea of acquiring an FHA loan for a local multifamily (one of us living in one unit), but are unsure how we would handle the loan in regards to a potential partnership.

I am glad we started investing when my husband was still in the USN, we had had the idea for some time and I'm glad we pulled the trigger when we did. 

I was wondering if I could get some opinions regarding partnerships with conventional owner occupied loans.

I'm looking at a few in the central Arkansas area, North Little Rock particularly, and can't decide if I want to pull the trigger.
