Owner-occupied partnership deal

Hey BP community! I was wondering if I could get some opinions regarding partnerships with conventional owner occupied loans. What I am thinking is going in on a partnership with someone that will live in a multi family property and we would work in a partnership. Could we qualify for a conventional loan together with one of us living in the property or would we both need to live in the property? Any thoughts on using a technique like this to acquire our first multi family rental property. To be clear, I would not be living in the property but my partner will be. I appreciate any and all advice and help. Thank you BP!!
