If it makes a difference, I am only interested in how this would apply to the multifamily (5+ units) airspace I very specifically do NOT know about the 5+ unit commercial space, so feel free to take this with a grain of salt.The things that make me good at what I do, would simultaneously make me a horrible real estate agent.The things that make most real estate agents great real estate agents, would make them horrible at what I do.

2) I chose to use a PM when owner occupied becausea) My first two tenants the one that came with the building, and the one of my coworkers. were horrible. late rent, broken lease, an eviction, and the previous owner even broke into the property to reclaim forgotten property!!!!

With management fee included gives a cash on cash return of NEGATIVE -2.8%. (3.1% without the management fee).The above to me sounds like a horrible investment, yet I see soooo many houses listed for sale and soooo many homes for rent.

-BF (and even GF to a large extent) have been horrible tenants; front tenants almost wanted to move out bc of them being insanely loud in the middle of the night-BF has drug issues and was bringing people back to the property to likely sell-I wouldn't mind giving her another week if she paid me a pro-rated amount for the first week of April and then I got her to sell the additional car they bought (old mustang) in hopes that gives her enough money to move out easier.
