@Luis Hinestrosa- thanks ....contact your colleagues / friends for lender referals and then contact them with your scenario and questions and then make a decsion ....if a lender knows they have been referred - there is a tendency for them to provide above average  pricing and service 

Purchase price: $250,000 Cash invested: $5,000 This was a property my wife and I purchased to live in while fixing it up with the idea of renting it out.

HUD recently accepted my offer on a single-family house, and my bid price is 25% less than the market value, making it a great deal.

I still want to continue to invest in my backyard so I think I’ll always keep an eye open for potential seller financing opportunities, especially with how high these prices are.

Couldn't imagine sending a first time or even experienced investor into a situation blind at these price tags.
