It's in a great area for future tenant prospects, it's already been "de-bugged", it's going to be worth somewhere close to 1.75 - 2.0 million by the time tenants have paid it off for you, and you're in good shape cash flow wise.

You are asking many, many questions that are strategic, not tactical.Divide you activities into:1) List building 2) List segmentation3) Lead generation4) Sales funnels5) Prospect nurturing 6) Negotiation7) Acquisition closing This may not be exactly the  model that you use however you will need to separate activities and understand where you are in the sales process at any given time.Regarding sales letters, I suggest only one way from them to respond, and that's by phone.

You could offer a binder agreement to a prospective tenant that says something like "you will hold a 3 bed, 2 bath property for them as soon as one is available for up to 45 days.
