Reduced rent for direct deposit tenants?

I also have been listening to many podcasts, youtube, and other financial information that point out that the banks have large buildings because they take the money that you deposit and loan it out at interest to someone else. 

Hello, I just mailed out my tenants security deposit (in full w interest blah blah blah) to their specified forwarding address via UPS and see it was delivered per “met customer”.

you see it says the deposit is refundable, is it talking about the application fee?

In my area, maybe 20% of the land is zoned 2-family, 5% upto 4-family and almost none is zoned 5+ unit, and any that is are huge plots that support 100+ unit buildings (with the price tag to match).

You could give the tenants 2 or 3 color options that match the existing color scheme and let them make the final choice so they feel like they have a voice in the process. 

Their reservation is a soft reservation, because they didn't want to pay the deposit to hold, which is non refundable.

I got approved for a hard money loan, through networking partnered with someone for their experience to get better terms, then found someone to gap fund (my barber of all people) and I put the deposit down and ran the project.
