In addition, I believe they out in a deed restriction that you cannot sell within 5 years, or only to owner occupants, and I don't want to limit myself in that respect.

This lets me then work for the seller only.Should agents obtain a written agreement with the investor with respect to buying , flipping and ultimately listing the rehabbed property with you?

be aware you may have to upgrade/install electrical circuits and outlets.in the end, we decided 1) we couldn't financially commit right now, and 2) low-income area we might not have quality tenants who would respect the units.
