Agreements with investors where you are the listing agent

If you are the listing agent of a property and you want to show it to an investor who then wants to place a bid to you negotiate

I would under disclosed dual agent and in my office our manager is non competing and can negotiate on behalf of the buyer/invester. This lets me then work for the seller only.

Should agents obtain a written agreement with the investor with respect to buying , flipping and ultimately listing the rehabbed property with you?
