We'll probably be using it once we scale up. 

The one thing we did that made scaling up quickly easier was/is to pay for full-featured property management software.

I would recommend starting with residential multifamily (duplex, fourplex, etc.) to build some experience, and then scale to apartments when you have more experience.I would recommend getting more exposure to real estate through books, research, meet ups, and looking at properties in your market.

Presumably the park will expand over time and that will help, but there is an economy of scale that you'll want to keep in mind.
