How are your units doing now? You didn't want to hear that it might be a bad idea. It seemed such a wonderful way to get in for cheap. What was wrong with all those idiots saying that you should probably buy and not trying to do it the easy seeming way? Ah, but instead you listened to those who said ignore the naysayers and jump in with both feet. What could possibly go wrong?

where are all the new threads wanting courses and advice on how to Arbitrage and Master Lease and scale your way to easy riches?

or are your units full and you are making oodles of money on your new apartment units? Or is the landlord making the money and you may be headed toward bankruptcy?

it is why the knowledgeable people owned properties in either very secure areas like the Smokies or they can also rent them out as long-term rentals or they're mostly paid off and they can handle problems like this year.

look up the term Black Swan. It is currently flying overhead.

and then there is you and your 25 quickly gotten units facing monthly rental payments and everyone is canceling on you suddenly. Or few seem to be booking. What are you going to do during the next financial crisis or recession or virus episode?

Whether the business of StR arbitrage turned out good or bad; whether the decision was incorrect from the beginning or just a victim of an unlikely occurrence, I applaud the initiative and effort of those who were willing to take a risk in pursuit of creating a successful business and a better life’s for the,selves and their families.

Many on this forum advised against the arbitrage route, and I believed that they had many valid points and may have been correct for most people, who went in undercapitalized and without realistic expectations. But Ken, I have no idea what horrors happened to you in the past that causes you so much glee when learning of the misfortunes of others. Quite frankly, you bring it to a whole new level; your bitterness, anger, hatred, mean spiritedness and vengefulness at people who have done you no harm is shocking. Please do yourself a favor and seek help for the demons that control you. Nobody with the venom inside them that you have could be happy in life. Take time off from your continual negative postings and consider taking care of the underlying issues directing your behavior. I wish you the best and hope you can overcome your demons.
