Do the people working at the Recorder's Office know you as a shister by all the quick claim deeds you file as deeds-in-lieu, or are you filing more loan modifications and renewals?

If you purchased owner's title insurance but did not get a copy of the title policy in the mail, the company you purchased it from will be stated on the HUD-1, and file a claim with them asap as I think the lender commitment documents stated they (and I) had a year to file if the closing wasn't done properly.

Clients who don't want to sign contracts and want to be completely hands-off during the process probably won't want to hire you in this role; but many clients are happy to be more hands-on in return for paying you less (though I guess you could charge just as much as a regular GC if you're really good at convincing clients to pay that) to basically be just a consultant.
