You shouldn't enter into the contract without already having done your homework and being CERTAIN that it's a good deal. 

I've never looked into the land trust concept, so that gives me some homework to study up on.

I would do your homework before jumping into any deal.

The point is if we don't know anything about this kid or his aptitude the best advice to give him is based on what would be most effective for the average person.

Me, property manager, the neighbor who opened a gate by accident.Can’t imagine how that would be without insurance, which in each case paid over $100k in our legal fees.I have a pit mix myself, sweetest dog in the world, but nervous around kids.  

I am not an expert here, but I would pick neighborhoods that are not warzone, that are quite decent, manicured lawns, people are friendly, kids playing on the streets.See it is not about really where the deals are this time (I am a huge advocate on "go where the deals are").
