Get a long-term loan (12 years fixed) with a supplemental loan feature to extract the value add.

I've lived in and visited a bunch of places, but western PA has some unique physical and historical features that lead to the SFR characteristics you describe.The chief one is that there is a disproportionate number of 1890-1929 SFR builds of exceptional, lasting quality out here.

So as far as I can assume the homestead exemption is moot here and takes a backseat to the fact that I have a net 0% capital gains tax status for 2019.The question is, do i keep my property and take advantage of my capital gain tax status since i am unemployed, or hold onto.

@Harold Albertson, I agree with @Nathan G.that you should provide us what you're needing/wanting the most from your software.On the professional-level (Buildium/Appfolio), there are a ton of features and more accounting functions built in. 

As you get more business you could create more features, starting from the ground up with a minimum viable product.
