It is rare but sometimes with national tenants it can happen or an A location even with mom and pop tenants if rents per foot before cam are lower and do not tax tenants businesses models as much to stay profitable.

Compared to flipping, which is brutally black and white on profit/loss, buy & hold is a very forgiving business model, it's almost hard to screw it up and time will cure almost every mistake.

Myself I did not find any of it as new information or ground breaking in content what so ever, ground breaking in delivery and distribution to the mass's, but I have the unique advantage of coming from entrepreneurial family, the vast majority of persons do not have such a vantage point.
