Also heating a 5 bed will be cheaper then a 7 bedroom house so the bigger the house the more utilities you end up collecting anyways. so usually everything is covered even with winter cost.

Fresh paint, very clean, comfy beds and couch.But there are no decorations.

Property was also listed as 2 beds but there was a 3rd room that we added heat and AC too and was able to rent it out for more now that it's functinal.

The house appraised for $145k so i was able to get all of my money back anf keep a 75% LTV.Property was 1150 sq feet. 3 bed and 2 bath at 1011 Market.

So single people and/or empty nest couples stay put in 3-4 bed units rather than downsize to a 1-2 bed unit because their rent would skyrocket.If you are not living in a rent controlled unit and want to move into one of those markets, tough luck... 

I'm having to add 2 bed rooms plus 1 bath maybe... 

@Theresa Harris would another factor be of challenge, like the home being a 2 bed two bath 808 Sqft.
