However I need to add that it has been a constant and continued battle every month to get their statement straight :missing note(s), adjusted interest rate increase based on overall portfolio investment amount not paid, issues on re-investment dates ...The communication with their consultant is fine, however he appears to have to power to get things corrected once and for all.

Everything seemed to be working out fine until today when I found out that that court deemed the mother to not have the mental capacity (a few weeks ago) to give power of attorney to her son.

I have seen this go to court and the judge declare this agreement to be a Land Contract and not a lease option, if part of the rent is credited towards the purchase.

Port Huron has a Rental Certification department that issues certification (and fines for blight and other building violations) and without it you can't evict in the courts and can get severely fined if your tenant reports you or they find out.
