Least option in Texas

hey guys 

I think I just blow off my first least option deal which my fees was 10k. I had an argument with the seller whether the monthly payment will count towards the purchase price. 

my question is what happened after 180 least option. does the option expire ? am I in the right that the monthly payment count towards the purchase prices

No, the monthly payment should not count toward the purchase price. Under a lease option, you are leasing the property for that period of time and then have the option to purchase it at an agreed upon price. The monthly payment is the owner's compensation for leasing the property to you.
