What obligates me when contacting a real estate agent

Hi all,

@Brandon Turner thanks for a great webinar (I actually missed the live one as it was at 3:00 am for me - trying to hustle but c'mon... cut me some slack. Caught the replay though).

I just got an offer for a condo in Philly and checked it out also on Redfin. I contacted an agent to get a second opinion what her estimate was but they "scared" me a little with all these obligations terms and limits once I contact them. I'm a newbie. Just want to know if I get some kind of estimate or advice from an agent, does that obligate me in any way if the agent did not offer me the property?

I would appreciate any advice.
