So for example a single sheet has the owner authorizing to release info and there is a place for 1st mortgage and loan number, 2nd mortgage, all other junior lien holders etc.This way when a form is requested you just fax the one form signed in to different parties instead of going to back to the seller over and over.I haven't messed with residential short sale in ages.

My two criteria I used for absentee lists were (1) Age 50+, owned 10+ years, (2) owned 15+ yearsMail to different lists such as probates, code violations, etc You should not just rely on direct mail as your source of leads.

If actively managing a project like this it will be crucial to have people you can trust.Financing and time allotment: I see these as being related - if you are working full time then you will not be able to be super active in terms of managing things unless two things are true - A: you are a beast and have the requisite background to handle it, which I doubt based on what I'm reading, what I guess to be your age, and perhaps an assumption of your background.
