It's really scary to think about figuring out if this is a good deal, finding good contractors, selling our house, finding temporary housing, etc.

This got me thinking about the long term expenses that most houses will need and does the overall ROI seem reasonable.So I googled some info and tried to estimate life expectancy of house appliances, carpet, roof, etc and costs (item + installation), then figured out the monthly cost out.

Figure the total cost and determine what needs repairs immediately, what can be deferred.  

Income wise, 2017 was 6 figures after all expenses. 2018 isn't bad so far but I'm pissed about 2 deals that I almost had which were about 60k profit combined, in one month.

You have to figure out instead what you can be doing that you are passionate about to increase your money 200k,300k,500k a year etc.I want to live for today.

Figure out the realities of TODAY to bring the project to completion and still make a nice profit. 

If you don't know NH law and can't figure out how to research it on your own, you're just asking for trouble by trying to self manage.

Figure out who you are and compare that to the personality needed for out of state investing.

Essentially what that means, is if you lied on the loan application and at a later date the bank figures that out, you are on the hook.Having said that, you will have a hard time getting a non-recourse on a standard residential property (1-4 unit).
