I've been trying to figure out what the best way for me to get my next property should be considering that I don't want to move into it.

So, six figures is a strong possibility given a good economy; 2024 has been a bit slower for the area, however.

I never took a course and just figured it out as I went.

You either have to figure something out directly with the tenant but depending on your lease agreement, how long they have left and also their temperament that may be difficult or else submeter. 

Perhaps a bank statement HELOC would work for me... still figuring that out.Any other creative ways to get money for a rehab? 

After talking it over with my contractor, I figured with about $19k in cosmetic work, I could push the ARV to around $250k.
