Ask these players who the local reputable coaches are.

I would ask them for references and their web address and company location.  

Preferably web based so that it updates as improvements are made, where I can plug in loans, investments, and any other assets to get projections and schedules to look at different scenarios of investments and debt pay-downs.  

A reputable lender should NEVER ask you for any up front fees.

There's this RE agency that handles most of the REO business in the area.  They only accept offers via a form on their website.  Other agencies are like this too.  I H-A-T-E filling out the same 30 pieces of crap ever...
