A Private lender knows how to process (gather the requested documents from the borrower) how to underwrite (protect their investment, ie the loan, through internal analysis and guidelines), and most importantly how to mitigate the risks. 

Shop around to a few banks, and specifically ask for the commercial lending department.A have a few of these loans, they usually held internally by the bank (portfolio loan), and they set their own rules in terms of considering potential income, rates and terms, weighing your property management experience, credit etc.

Personally, I think real estate values in Hawaii are going to dip a bit in the short term, but due to the location, scarcity of land and homes, the difficulty in building new homes in Hawaii, and international demand, I think owning real estate in Hawaii for the long term makes for a worthwhile investment.Which island do you own your property on?  

There are markets where housing prices are very affordable (even with higher interest rates) but still attract many visitors (Big college football towns or internationally known universities, Gainesville, South Bend).

This is probably the simplest route, although it offers no limited liability protection and leaves an opening for internal disputes as there is no contract that governs your ownership and the obligations that go along with it.
