Are rates too high to make STR investment profitable?

I'm looking to make my first investment in a STR (location TBD). In running numbers, I'm having a hard time seeing how this can be profitable with investment (2nd home) rates being as high as they are. I'm looking for advice from anyone who feels that a 6%+ rate can still make a STR profitable or if I'm picking the wrong time to invest.
