You have to interview buyers under the time constraint of the purchase contract...and you might not find a buyer, might find buyers that have criteria that doesn't match what you found, might find only buyers that aren't real, or find a real buyer only at the last minute that knows there is a gun to your head and you have no negotiating power.A better approach is to align yourself with a couple of really solid, active, no-nonsense buyers.

You hit it right on the head $ is everywhere.Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info.

@DJ Thompson  personally I think this is one of the better coined terms on BP and one of the best things those starting out can do... certinaly beats in most instance's trying to buy some low end rental

Maybe once I'm more comfortable with the process I will handle that aspect myself but for right now I'd rather watch and learn before getting in over my head.  

I've seen at least a couple of instances in the Crestwood area of Fort Worth recently where New Western has tied up a property off of MLS and then marked it up significantly over the MLS "retail" price.    

The parks harbor lot's of complaints as eyesores to the communities and shifty people ( not all are bad but you get increases of instances with MHP's on average. ) The county and cities also have an incentive to tear the parks down and impose heavy regulations on them because the tax base is low.

I'm new to BP's and I probably don't have to tell my head is spinning from the wealth of information and awesome people on this site!

I personally think you will be way over your head if you don't know where to start and want to do an apartment building.
