Accommodating a tenant, full time, with utilities, water, power, electric, internet, linens, towels, pots, pans, electronics and a clean, safe, functional space is hard enough to do for oneself, let alone for others, often hours or many states away.

@Adam Chalmers- thanks and good luck ...most renters  seem to find options on social / bulltein board type sites ...so try your suggestions as well as  learn  the  electronic  methods ...if you will need to use financing to buy the property(s) - get  pre approved so you can be  ready to  make an offer  and good luck

That provides a buffer for the tenant and it enables you to monitor whether your tenant is actually a problem or if someone is exaggerating the situation.I would also ensure any renter is given a printed or electronic copy of the HOA rules.
