Service calls can take up to 2-3 days depending how busy it is Most of the repairs are minor,faucets,toilets,electrical that you can do yourself I have a duplex which I used the warranty for 2 years but finally cancelled it.

Currently it has separate electric, but the water and gas heat is not separate and is included in the rent.

I got a call tonight from my property manager stating 3 things:a) There was no heat coming from the radiator in one of the upstairs bedroomsb) the water in the kitchen was dripping slowlyc) A couple of the electrical outlets were not workingI would have expected that the PM would have had someone bleed the radiators to solve a) since that was obvious, and have one of their staff check out b) and c).

They each have a D&B number, but no actual accounts set up.My understanding (according to the D&B rep) was that in order to get a credit score (Paydex), I have to sign up for the basic $329 account, and they will start tracking the general trade lines that report to D&B such as phone, electric, Home Depot type places.

Yes your tenants should notify you as soon as they notice any water leaks, gas /electrical problems and it should be documented in your lease, regarding how you would like to be notified (phone call/text) and who would be accountable and responsible for payment in the case of negligence (example: plumbing problem, plumber finds paper towels/toys in the toilet which has clogged up the sewer line-are you willing to absorb that cost?)
