My fiancee and I are trying to get into REI together-  we live in the Philly region, and just bought a duplex in Port Richmond that should cashfow 700 a month after PITI and assuming 25% of the cash per month will go towards vacancy and maintenance.

It sounds like others have covered quite a bit, but I would suggest walking in and talking to any regional/local Banks or Credit Unions.
