Finally starting my REI journey!

My name is Brendan Markle, i'm 25. I have been lurking the forums and listening to BP podcasts for months now, and finally decided to join! My fiancee and I are trying to get into REI together- we live in the Philly region, and just bought a duplex in Port Richmond that should cashfow 700 a month after PITI and assuming 25% of the cash per month will go towards vacancy and maintenance. We have no debts and are saving 2-4k a month, so we are hoping to be able to buy one property a year. We are hoping to keep buying duplexes in Philly, so any advice on good neighborhoods to look into, or general advice would be appreciated! Happy to be here.
