Could someone post a template or give me some direction on how to write up an off market offer with no agents or lawyers involved, thanks!

If he doesn't reply by a set date outlined in the letter, tell him he will hear from your lawyer. 

In other words, the Internet has made all the information a college has readily available to us, unless your going to be a Lawyer, Doctor, or some skilled work.I've thought about going back to school but I don't enjoy writing papers. 

You will also want copies of the current leases and check that they are correct and signed by a lawyer (I think you call it epistled in the US).

This way I do not need to use a lawyer and the diversification is simple.  

I bet you'll be able to find at least a boiler-plate lease that you bring to a lawyer.

(so jealous)I am sorry that my reply will kind of suck, but the way I got it, .. well my lawyer kept swearing at me when I used my fancy assIgnment contract... so after I wouldn't budge, they gave me one for free.Being annoying ALWAYS makes things better (for you).I think you need to ask your local closing person what it should include.

I have very good connections with zoning lawyers and demolition guys as well.
