FHA is a great program, but the mortgage insurance is a killer!

In those cases I will find the one or two top realtors selling (not listing) "retail" houses and ask for their opinion of value, and to prepare a cma, I offer to pay them, sometimes they want $50-$100, which I will gladly pay, other times they do it for free.

Anyway, since this unfortunate event happened during my RE course and my DBPR application process, it was standing as an "open case" with no final decision at the moment because of the fact that I agreed to join a 3 month drug court program where Im obligated to get drug tested once a moth and test clean and complete community service hours(25hrs).... ( IM NOT ON PROBATION!)

Always some uncertainties in their mind when there is changes in management/ownership- To learn about the tenants ahead of time and set plan of action after the close (ie, to keep or to kick them out :-))- To learn about the property that inspection might not uncover ...The first day of the close, I knock at the doors (and/or call first) to introduce myself, with the following:- Walk thru the property with tenant and note down inputs and existing issues- A nicely prepared folder containing: + A simple letter stating change of ownership with my contact info + The existing lease agreement I got from seller + A full sheet of sticker for my mailing address (PO Box).

And knowing charitable assistance can't go on forever because charitable organizations and churches have assistance program's designed to "bridge the transition" or help folks get on their own feet.

If so, what preparations should be made?

HUD started the buyer select program where buyer can select their own title company to do the whole transaction.
