What to do when there are no comps

I have a buyer who keeps asking me to include a full CMA report on any deals I send to them. The problem is that I have two great deals with no comps because these are both older, very stable neighborhoods with no sales in over two years! There are a few properties for sale but they are newer homes and not anywhere near close to mine in size or age. So how can I get a real ARV when there are no comps to be found?
