i just received my notification in the mail that my real estate sales associate application was accepted.I take my state (florida) test next week and feel confident i'll pass, no problem. my problem is that i dont know what direction i should take. i want to work for a owner developer like KB homes but on their website is says "recent residential sales success preferred, however new Licensees with a proven successful sales or customer service background are welcomed" i dont have a strong sales background and my resume won’t have any sales experience highlighted at all. what should i do?

You can normally borrow up to 50k that way.If you are a contractor and do the work yourself you will still have a hard time adding a second story and bathroom plus other repairs for under 50k.My swimming pool cost more than that.If you can pull it off however creative you get with it,you still have to sell by 01/07 and for 335k.or preferably alot more.

Lease Option Purchase....Assignment of Contract, etc....If I understand....first find a property..... preferably FSBO.... work out a deal with the seller where I give the seller X $ amount such as $4000 plus a monthly payment .... and the option for X amount of time........at this point does the lease option gets recorded or how do I protect myself from the transaction?.....

What I have seen is that apartments are generally the most intensive when it comes to management so as an out of state owner it may be preferable for you to consider something that will require less management risk.

That's a personal preference, but probably a third or more of the homes in the US are covered in vinyl siding, so its pretty popular.
