And they sell all of theirs organically....Also in this particular case the RE agent here that posted this sent me a link to the sellers web site and the seller is a turn key operator in Memphis and says on his website he has been doing it since 71,, is a former University Quarterback etc.. so I am sure our Memphis friends know himI suspect this guy was just looking for some additional marketing that did not cost him anything up front and pay for performance.

They cash flow very well with one property taking in $2,425 a month ($29,100 annually) and the other $2,245 a month ($26,940).I’m actually surprised at the hurdles I’m encountering trying to get someone to loan against these properties, even at a 50% LTV (conservative estimates are each building is worth $225k - $250k).Some of the more common objections I’ve heard are:“We don’t loan to out-of-state owners.”
