You really gotta work at it to find a medium with worse conversion ratings, maybe try printing it on toilet paper and distribute that.......It's not complicated, I don't know why people complicate it so much, EVERYONE has wanted or needed something at some time, if not every week of there lives.

Could anyone share some tips on finding equity partners for small-to-medium (5-20 units) value add multifamily investments?

Ultimately I would like to be a buy and hold investor of small to medium sized multi-family properties however to kick things off I am looking into SFR flipping or potentially wholesaling.  

You could do medium sized multi family up to a million purchase price that would allow you to immediately cash flow.
