Be careful How you present it to the client.That being said, the amount of commission you make off of 1 deal is probably not going to be enough $ to get that client excited about having you invest with them.Someone with 1600 units doesn’t need your $.

@Emily Mauch - Times are unsteady right now, and I have a few clients who are excited to try to strike now and in the near future as sellers get even more uneasy. 

I am excited but nervous is there anything that I should know before making this decision.

The MFH/duplex market in San Antonio looks pretty tight, so I plan on renting initially while looking for the "worst house in a great neighborhood" to move into and fix up.I'm working my way through the BP Real Estate podcast and am excited for the BP Newbie podcast that just came out.
