But I would try to envision worst case scenarios that might jeopardize your loan; Housing complaints, code violations, failure to pay taxes, failure to pay utilities... things that would bubble up to your local housing department or recording clerk that might result in fines, levies, liens and other things that may somehow (directly or indirectly) get attached to the property, which may affect the banks interest in the property.I am not a legal expert, just my take.

The sellers have agreed to give credit for half of the safety &  health related issues/repairs but only wants to cover the septic replacement with an escrow account as they're hoping that we'll handle the replacement, get reimbursed by the Department of Environmental Conservation/ Catskill Watershed Corporation (CWC) and refill the escrow to reimburse the sellers.

If a tenant wants to break a lease early, the law says:Tenant remains responsible for rent, utilities, and other costs according to the agreement until a new tenant is placed; andLandlord must make a "good faith effort" to find and place a new tenant and reduce the cost to the departing tenant.Pretty simple, pretty fair.However, the Tenant doesn't know if it will take me a week to find a new renter or two months.

I'm not trying to be disrespectful but I say "GO" with your gut and installed nice kitchen furnishings, (and see what happens), and "IF" your nice kitchen furnishings are destroyed then he/they is/are to be held accountable, (and ask for strong security deposit),I remember when I was hired for JcPenney and it's JcPenney Store Manager walked through lamp section (where I was working and dusting and re-arranging lamps) and said to me that I had belong in "Fine Jewelry" Department and moved me into "Fine Jewelry" Department (where I was required me to hold keys for "Fine Jewelry" Department)...This had lead me to seeing video of how person is "Judge/Misjudge"...In video 2 different men (at separate times) walked into "Fine Jewelry" Department,In 1st video the man was professionally dressed and it's "Fine Jewelry" Department Rep was eager to help him (later she learned he didn't have any money and he walked out) and he didn't say "Thank You",Then....In 2nd video the man was homelessly dressed and it's "Fine Jewelry" Department Rep wasn't eager to help him (later she had learned he was millionaire who did have money, and never approach him (and she lost sale)) and he did say "Thank You"...So moral of this comment is: "Just because property is in bad area doesn't mean tenant/tenants bad person/people..Let your property be different from other properties to give tenant/tenants a chances/chance of "Positive" hope"...Yet at the end of day you R "Final Decision Maker and I will respect your feelings..."
