Maximizing MF-33 Lot capacity
I'm a first-time developer. Develop and hold strategy.
I'm in a process of buying a tiny multifamily plot just outside of Downtown San Antonio.
I plan it for small units to serve young professionals.
According to zoning, I can put 3.696 units on the plot. However, I don't find any limits on the size of the units. The trouble is that larger units don't make too much sense in that location.
I am trying to imagine creative ways to increase the capacity of the lot.
Perhaps build a large unit and rent room by room? Perhaps each room has a bathroom and a kitchenette(so to a tenant it is more like an independent unit)? Then how do I prove to the county that the rooms are not independent units?
Or there might be some ways to stretch 3.696 units to 4. Rezoning from MF-33 to MF-60 might be a tough call.
any ideas welcome.

When you hav mf33 zoning you realize that the maximum allowable is 33 units per acre. If you say that you are allowed 3.69 units I guess that means your property is about .1 or .11 acres??
That size of lot is pretty small for one unit much less 3. Unless you go straight up, the city will never allow 3 units on that small a property. You have setbacks from the front, sides, and back of the property. Even if you go straight up, there might be height requirements that only allow 2 or 3 stories. You would have to talk with someone from Building Development Services.
