Advice on what I should do in the future?

Dear experts,

I passed my property management exam last year and try to do the trading exam this year, I also have a part-time IT job which can make me 6 figures, however I am super exhausted to handle both. I like to be a realtor but worry that I cannot get mortgages in the future because self employment and not sure how much I can make. I am also doing joint venture deals by property investment. I have hard to make my decision what I should focus on next.

Any suggestions or recommendations would be highly appreciated.
