Remember eviction is not a quick process and they had ample opportunity to leave but basically decided to squat until the last minute, they did it once and I wouldn't risk them repeating it on me if things got tough. 

A clogged toilet could be normal wear & tear... but a clogged toilet because the tenant flushed down a bunch of socks is tenant responsibility. 

Whether they are squatting, or whatever, that is just an expected part of the process for a foreclosure.
