I suggest finding a good property manager and of course seeking advice and help on bigger pockets.

It seems that you're trying to make sure you are in compliance with the questions you have asked on BP, that's commendable, but I suggest you seek legal advice locally from an attorney.I also suggest before taking someone's money that you get the buyer to a lender to be qualified and form your agreement around their borrowing ability.
