Remind him that you have not received the rent for October and ask him when you can expect to receive it.

Anyway I would reach out to them and when you speak to them remind them that as per signed lease the total outstanding balance is XXX(rent) plus a 25.00 late fee.FIrst things first give them a call and speak to them....

You can also request the payment as a way to remind the tenants to pay instead of calling or texting them.

@Kathy Johnson I was just thinking the something today that the move out date is coming closer just shy over thirty days that I would send them a reminder notice at 30 days stating the same as the 60 day notice that it's time to move along.

(I'm being generous, I think, by saying 95% and not 99%)This is a reminder that it is NOT in any way illegal to buy a home using money you borrow from Cousin Billy, money that is used to pay someone else's mortgage off. 

Sometimes these kinds of posts are just sounding halls, where some of us hear ourselves saying the same things over and over, but it helps keep me reminded that I should never think that I'm smarter than the math.
