You would need to run comps a few different ways + have land dev/subdividing/builder/city info ready in a package to wholesale if you go that route.

If it's electric then they should not be taking the covers off the heating elements and messing with it.  

Several days later, the title company sent me some Condo Certs links to pay for a "Full Resale Package and Disclosure" ($160) and a "Servicemembers' Civil Relief Act Disclosure" ($119). 

If so, what have you found to be a good configuration (set of packages, etc) for BRRRR types of investments: Finding/tracking/analyzing deals, making offers, closing, rehabbing, tracking contacts (contractors, wholesaler contacts, lenders, etc), and running the actual rentals?

3) Am I going to have to pay for the HOA Resale Package again if I don't get another offer soon?

I purchased dented refrigerator, gas range, dish washer and microwave, the whole package for half off.

Nancy Neville who posts here as a great starter package which helped me under stand how to use Class, Job, Customer and Invoice on automating the process.

(A to B agreement.)Chris Prefontaine has the best value for a "creative terms" package, and they are averaging (presuming the deal 'closes' at the end) around $75k. per SLO and more for OF or SF deals.
